Company

Our real estate investments mainly cover the residential, commercial and office segments. We acquire value-add opportunities that requires qualified professional management, either from the point of view of refurbishments, changes in urban use, repositioning or a combination of several of them.
We source opportunities in complex situations from a financial or real estate point of view and our investments can be, either, directly in real estate assets or in debt with real estate collateral or in companies.
Due to the extensive experience of the team, we created many “off-market” opportunities, to acquire them efficiently and manage them until their final divestment. For this aim we incorporate a multidisciplinary team, real estate, financial, legal and technical that are involved in the project from the source of the opportunity.
During the last 5 years, the company has successfully completed several projects, having invested a total of 10 million euros with an average leveraged IRR per project of over 80%. Currently, the company has ongoing projects and pipeline with an investment volume of over 15 million euros and with IRR expectations as the historical average.

The Team

EAProp team has over 40+ years of local and international real estate experience from Financial Institutions and Big Four. Over 100 transactions closed from portfolios, single assets to NPLs across all assets class (residential, lands, building refit, retail, hotels, offices, logistic and corporate debt).

Led and executed some of the main transactions in Spain with a total volume of €14.5bn over 10 years with average tickets from less than €1m to €4bn per transaction, advising large corporations in their main RE transactions (example, Octopus, Campeón, Big Bang…). The team have also managed a portfolio of AUM €2bn.

Emilio has more than 24 years of experience in the Spanish and European real estate sector. Previously, he has been General Partner / CEO of the Real Estate fund at Eneas Alternative Investments, he was a Partner at KPMG leading the Coporate Finance Real Estate area. He founded his own corporate finance consultancy, Valier Corporate, specializing in investment advice and debt structuring. He has held relevant positions in international companies such as CBRE, BNP Paribas RE, Credit Suisse and BBVA. He holds the title of specialist in Capital Markets and Structured Financing by IEB and the PDD by IESE. Valuer registered member RICS and degree in Business Administration from the Universidad Autónoma of Madrid.

Previously, he was Director at KPMG of the Corporate Finance Real Estate area and Director of Real Estate at Bankinter (+2 bn € AUM). He has held relevant positions at BNP Paribas RE, Cador and AXA REIM. He holds the title of Real Estate Analysis and Management from ICADE Business School and the title of specialist in Credit Risk Analysis Specialist from the IEB. Valuer registered member RICS and degree in Business Administration from the Universidad Autónoma of Madrid.
